During our trip, we are renting out our furnished flat from 1 December 2024 to 15 May 2025, or by arrangement until the end of May. The flat is located in the centre of beautiful Nippes, quite quiet and about 3 minutes from Neusser Str. You can expect a bright and beautifully designed 76pm ground floor flat with a large balcony and private garden. The flat The flat is divided into a hallway, a small bathroom, a bedroom, a charming living and dining room that can be separated by a sliding door, a kitchen and a small storage room. Everything is fully equipped including electrical appliances (e.g. TV, dishwasher, washing machine, tumble dryer, fridge, oven, etc.). The rent The rent for two people per month is 1,595 euros. This covers everything: Warm rent, electricity, internet. The deposit of 1,595 euros is one month's rent. The conditions: - Subletting is only permitted for a single person or a couple. - You must be a pet-free, non-smoking household. - Maximum one sublet for the specified period. We are not just entrusting you with a furnished flat, but a home, so it is important to us who moves in as a subtenant. Die Wohnung liegt mitten in dem wunderschönen Nippes, recht ruhig und circa 3 Minuten von der Neusser Str. entfernt. Dich erwartet eine helle und schön geschnittene 76pm große Erdgeschoss Wohnung mit großem Balkon und eigenem Garten. Die Wohnung Die Wohnung teilt sich auf in einen Flur, ein kleines Badezimmer, ein Schlafzimmer, einem charmanten Wohn- und Esszimmer, dass durch eine Schiebetür voneinander getrennt werden kann, einer Küche und einem kleinen Abstellraum. Alles ist voll ausgestattet inkl. Elektro-Geräte (u.a. TV, Spülmaschine, Waschmaschine, Wäschetrockner, Kühlschrank, Ofen, etc.). Die Miete Die Miete für zwei Personen pro Monat beträgt 1.595 Euro. Darin ist alles abgedeckt: Warmmiete, Strom, Internet. Die Kaution beträgt mit 1.595 Euro eine Monatsmiete. Die Voraussetzungen: • Die Untervermietung ist nur für eine Einzelperson oder ein Pärchen gestattet. • Du musst ein haustierfreier Nichtraucher-Haushalt sein. • Maximal eine Untervermietung für den genannten Zeitraum. Wir vertrauen Dir/Euch nicht nur einfach eine möblierte Wohnung an, sondern ein Zuhause, daher ist es uns wichtig, wer hier als Untermieter einzieht. Alles was man für das tägliche Leben benötigt (u.a. Rewe, Aldi, dm und Apotheke) befindet sich in einem Umkreis von 5 – 10 Gehminuten. Die Haltestelle "Florastrasse" ist nur 8 min. entfernt. Un appartement lumineux et bien agencé de 76m² au rez-de-chaussée avec un grand balcon et un jardin privé t'attend. L'appartement L'appartement se compose d'un hall, d'une petite salle de bains, d'une chambre à coucher, d'un charmant salon et d'une salle à manger qui peuvent être séparés par une porte coulissante, d'une cuisine et d'un petit débarras. Tout est entièrement équipé, y compris les appareils électriques (entre autres TV, lave-vaisselle, lave-linge, sèche-linge, réfrigérateur, four, etc.) Le loyer Le loyer pour deux personnes par mois est de 1.595 euros. Ce montant couvre tout : Loyer chaud, électricité, internet. Avec 1.595 euros, la caution correspond à un mois de loyer. Les conditions à remplir : - La sous-location n'est autorisée que pour une personne seule ou un couple. - Tu dois être un ménage non-fumeur et sans animaux. - Une seule sous-location maximum pour la période indiquée. Nous ne te/vous confions pas simplement un appartement meublé, mais un chez-soi, c'est pourquoi il est important pour nous de savoir qui emménage ici en tant que sous-locataire.
