Beautiful ground floor apartment within walking distance of Bad Tölz centre, and 1 block away from the Isar river. The apartment has 1 large bedrooms, 1 bathroom, a small sauna, and a large Garden. It is also fully equipped, as this is our home for half of the year. The house itself is typical of the area, and has space for 2 cars with off-street parking. This house is our home for 50% of the year, therefore it has all the amenities, including fast internet, a desk with a monitor, and all the essentials in the kitchen (like spices and herbs!). It is a 3 story building, with two neighbours living in the apartment upstairs who we share the basement with. The basement has a sauna, gym area (including a peloton bike) and washing machine. Getting around Bad Tölz is very easy. It is a small town, and you can walk everywhere. From our house, it is approximately 10 minutes walk to the town centre.

Schöne Wohnung in Gehweite vom Zentrum von Bad Tölz, und 1 Block vom Fluss entfernt. Die Wohnung hat 1 großes Schlafzimmer, 1 Badezimmer, ein großes Wohnzimmer mit Türen, die sich zum großen Garten hin öffnen. Sie ist auch komplett ausgestattet, da wir die Hälfte des Jahres hier wohnen. Sie verfügt über alle Annehmlichkeiten, darunter schnelles Internet, einen Schreibtisch mit Monitor und eine voll ausgestattete Küche. Das Haus selbst ist typisch für die Gegend und bietet Platz für 1 Auto (Parken abseits der Straße). Es ist ein dreistöckiges Gebäude; unsere netten Nachbarn wohnen in der Wohnung im Obergeschoss und wir teilen uns den Keller, in dem sich die Sauna, der Fitnessraum (mit Peloton) und die Waschmaschine befinden. Die Fortbewegung in Bad Tölz ist sehr einfach. Es ist eine kleine, sehr hübsche Stadt, und man kann überall zu Fuß hingehen. Von unserem Haus aus sind es ca. 10 Minuten zu Fuß bis zum Stadtzentrum.
