We are renting out our fully furnished house for approx. 12 months with option to extend. Move-in possible from June 1st, 2024. The proximity to Nuremberg city center as well as Fürth and Erlangen makes Schniegling an attractive a very sought-after residential area in Nuremberg. The subway stations Muggenhof (U1) and Nordwestring (U3) can be reached in about 15 minutes on foot. The next bus stops can be reached in just 4 minutes. In the immediate vicinity there are schools, kindergardens and several supermarkets, bakeries and shopping possibilities. With the "Knoblauchsland" right at your doorstep, there are many farm shops with fresh vegetables and local products. For leisure activities, the Wiesengrund (Pegnitz) offers a variety of options (e.g. surfing wave at Fuchsloch) Room layout On the ground floor you will find a fully equipped kitchen with a side-by-side refrigerator, stove, induction hob. The spacious living room with a view of the green garden has an L-shaped sofa (extendable) and a dining table for 6 - 8 people. In the entrance hallway there is a cloakroom and a guest toilet. On warmer days you can relax on the sofa on the terrace, drink coffee or welcome guests for dinner. The stairs in the living room lead to the 1st floor, where there are 3 rooms: 1 x bedroom with a double bed (140x200m), 1 x dressing room with wall unit and an office or guest room equipped with a desk and sofa bed. Of course, the dressing room and office can also be used as a children's room. The bedroom leads to a balcony with a small table and a comfortable couch corner. The attic is converted into a loft and has its own shower room and a mini kitchen. There is an additional sofa bed, a table and a sleeping area in the attic. The basement has a laundry room with washing machine, a small workshop, a boiler room and a storage room, which can also be used as a hobby cellar. The furniture can be agreed individually. A private parking space is also available. Meer bekijken Minder bekijken Aufgrund eines längeren Auslandsaufenthalts möchten wir unser voll möbliertes Reihenmittelhaus für ca. 12 Monate mit Option auf Verlängerung vermieten. Einzug ab 01.06.24 möglich.  Das Haus wurde im Jahr 1978 erbaut und ist seitdem in Familienbesitz. In 2018 sind umfangreiche Renovierungsarbeiten durchgeführt worden, unter anderem wurden die Fenster ausgetauscht, die Bäder renoviert und neuer Fußboden verlegt.  Lage Die Nähe zur Innenstadt Nürnberg sowie nach Fürth und Erlangen machen Schniegling zu einem sehr begehrten Wohngebiet in Nürnberg. Die U-Bahn-Stationen Muggenhof (U1) und Nordwestring (U3) sind in ca. 15 Minuten zu Fuß erreichbar. Die nächsten Bushaltestellen erreicht man sogar in 4 Minuten. In unmittelbarer Umgebung befinden sich Schule, Kindergarten und mehrere Supermärkte, Bäcker und Metzgerei. Durch die Treppe im Wohnzimmer gelangt man in die 1. Etage, wo sich 3 Zimmer befinden: 1 x Schlafzimmer mit Doppelbett (140x200m), 1 x Ankleidezimmer mit Schrankwand und ein Büro- oder Gästezimmer mit einem Schreibtisch und Schlafcouch ausgestattet. Selbstverständlich können Ankleide und Büro auch als Kinderzimmer genutzt werden.  Vom Schlafzimmer aus gelangt man auf einen Balkon mit einem kleinen Tisch und einer gemütlichen Couchecke.  Das Dachgeschoss ist als Loft ausgebaut und verfügt über ein eigenes Duschbad sowie eine Mini-Küche. Hier gibt es eine zusätzliche Schlafcouch, einen Tisch und einen Schlafbereich im Dachstuhl.  Das Kellergeschoss verfügt über einen Waschraum mit Waschmaschine, eine kleine Werkstatt, einen Heizraum und einen Abstellraum, der sich auch als Hobbykeller anbietet.
