Summary
This house has a great location, overlooking the valley of the river Lot with an outstanding 180° panoramic view of the valley and countryside beyond. The Pyrenees are even visible in winter and spring. It was built in 1960 with thick, solid stone walls taken from two demolished cottages on the site, giving a natural insulation in the warm summers of the South-west. It has environmentally-friendly heat-pump air-conditioning and heating and is equipped for home working, a holiday home or full residential use.Well-shaded terraces offer a very pleasant and relaxed outdoors experience - with that view.Learn more here: https://houseforsaleinfrance47.com Location
The house lies on the view side of a formerly fortified hilltop medieval bastide village founded in 1265 by Alphonse de Poitiers. It overlooks the verdant valley of the River Lot and offers a view that many say is breath-taking. Laparade is a quiet village but still a lot goes on, such as the popular summer gourmet night markets, considered to be the best in the area, a café associatif, a restaurant, music events, interest groups, and a variety of exhibitions by local artisans.Nearby are the two riverside towns of Castelmoron-sur-Lot (5km; 7min) and Clairac (7km; 9 min), with shops, cafés; supermarkets, restaurants, beaches, beach café/restaurants and a bank. There is a sports and water sports centre at Temple-sur-Lot (9km; 12 min), golf at Tombebœuf (17km; 18min) and a spa centre at Casteljaloux (39km; 37 min). The many features of the region include the scenic and pretty hilltop medieval villages like Prayssas, Pujols, Monflanquin, Penne d’Agenais, and Tournon d’Agenais, the walled town of Carcassonne, the very attractive drives such as up the Lot valley or over to the Dordogne, the seaside resort of Arcachon, the Canal de 2 Mers peacefully linking the Atlantic to the Mediterranean, or just a drive to the Mediterranean in 3 hours. You can also sample the wines of Bordeaux, Duras, Bergerac, and Cahors or the brandy of Armagnac. There is a well-established cuisine of the region and there are some good local restaurants. Access
For airports, the house offers Bergerac (62km, 57 min), Bordeaux Merignac (120km, 1.5 hours) and Toulouse-Blagnac (163km, 1 hour 42 min). The nearest motorway access is the A62 at Damazan (22 km, 35 min). The nearest train station is at Tonneins (13.5 km, 14 min). Interior
The house was completely modernised between 2005 and 2016 to provide comfortable living accommodation either as a holiday or second home or a fully residential one. It was first used as a second home, with two rooms equipped as a home office and a study, but it latterly became a fully residential one. It offers 4 bedrooms, and a home office. The comfortable sitting/dining room is positioned to take advantage of the rear view towards the valley. The kitchen is fully equipped with an induction hob, electric oven, washing machine, dishwasher, microwave and two under-top fridges. The ground floor is tiled and the first floor has a good quality parquet floor. The roof is fully insulated, and windows are double-glazed. The heating and air-conditioning is provided via a reversible heat pump.A particular characteristic of the house is its large windows, designed to maximise enjoyment of its distinctive environment and the view. The view from the two south-facing bedrooms is especially good. As with most French houses, the house is fully equipped with shutters. The terrace just outside the rear has a full-length remote-electric awning for shade. Exterior
The great joy of living here is the garden and the external environment, which one can enjoy from the well-shaded rear-of-house terrace.Privacy is good, with enclosed gardens, and ample screening trees. There is a peaceful rear garden well stocked with flowering shrubs, vines, and fruit trees. At the bottom of the garden is the terrace area to enjoy the expansive 180° views over the Lot valley, and where you can see fabulous sunsets and sunrises.Alongside the house there is gated parking for 2 cars, a garden shed, a small front garden, and a walled side garden. There is also extensive south facing terraced land to the rear, below the public view-point, originally cultivated amidst rock outcrops but now woodland descending to the road below, helping to create an overall land area of 4007m2. Additional Details
Fast fibre optic internet is currently being installed in the village and is expected to be operational very soon.
